The contractor that prices and carries out your dilapidations works.
4 Construction Management Ltd works with tenants across the North West at the end of their lease. Send us the landlord’s schedule and we’ll price the real cost of each item, then strip out, reinstate and hand the property back on the date in your lease.
Covering Liverpool · Manchester · Cheshire · Wirral · Lancashire · Warrington
We’re the contractor, not the surveyor.
We don’t write schedules or give legal advice. We price the works on them and carry them out, so you, your surveyor or your solicitor have a real cost to negotiate with.
A landlord’s schedule says what the works might cost. We tell you what they actually cost.
Dilapidations claims are getting bigger, and most tenants only see one number: the landlord’s. A contractor who prices and delivers the work gives you a second one.
Every item, costed properly
We survey the property and price each item on the schedule as the work we would actually do, not a rate taken off a list.
A real figure to negotiate with
A contractor’s quote gives you and your advisers something solid to put against the landlord’s costings when the claim is settled.
Nothing left to recharge
If the works are complete when the lease ends, the landlord isn’t doing them on your behalf and adding their own fees on top.
If it’s on the schedule, we can deliver it.
Strip-out, reinstatement, repairs and redecoration, carried out by one team and handed back with photo evidence of every item.
Handed back on the date,
Most didn’t think it was possible, but you made it happen. Absolute top-class people.

Dilapidations, answered plainly.
Your lease and your surveyor have the final word on your liability. These are the questions we get asked most as the contractor.
Can you reduce my dilapidations claim?
We don’t negotiate the claim, that’s for your surveyor or solicitor. What we give you is a contractor’s price for the works on the schedule, which is often lower than the landlord’s costings, and the option to have the works done before you leave.
Is it cheaper to do the works myself before the lease ends?
Often, yes. If the landlord carries out the works after you’ve gone, the claim can include their own fees and the time the property sits empty while it’s done. Completing the works to the schedule before handback can take those out of the equation. Check with your surveyor what your lease requires.
When should I get in touch?
As soon as you know the lease is ending, ideally before the schedule is served. That gives us time to survey, price and programme the works. Once instructed, we can usually mobilise within one to four weeks.
Can you work around us if we’re still trading?
Yes. Most of our work happens in buildings that are still in use, phased room by room or unit by unit so the business keeps running until you move out.
Do you work for landlords and managing agents as well?
Yes. We also return vacant units to lettable condition for landlords, agents and managing agents.
Where do you cover?
We’re based in Liverpool and work across the North West, including Manchester, Cheshire, the Wirral, Warrington and Lancashire. We deliver larger schemes nationwide.
Lease ending? Send us the schedule.
We’ll survey the property and price every item on it.
